London & Lauder  /  Home warranty or maintenance plan?

A plain comparison

Home warranty, handyman or home maintenance plan?

They sound alike and they solve different problems. A home warranty helps pay for a repair after something fails. A handyman does the job you book. A managed maintenance plan looks after the house so that fewer things fail, and handles it when they do.

When each makes sense

Which one do you need?

  • A home warranty suits an owner who mainly wants help with the cost of a failed appliance or system, and is comfortable managing everything else.
  • A handyman suits an owner with a short list of jobs and the time to find, book and supervise someone.
  • A managed maintenance plan suits an owner who wants the whole job taken off their plate: the planning, the vendors, the follow-up and the records.

They are not exclusive. Some owners keep a home warranty for major systems and use a maintenance plan for everything else.

Questions

Straight answers

What is the difference between a home warranty and a home maintenance plan?

A home warranty is a service contract that pays toward repairing or replacing covered systems and appliances after they fail. A home maintenance plan is an ongoing service that does the routine upkeep, such as lawn care, seasonal jobs, inspections and small repairs, so problems are caught early.

Is London & Lauder a home warranty company?

No. London & Lauder is a home management company in Sacramento. Its concierge plan is a managed maintenance service, not a home warranty and not insurance.

Does a home warranty cover routine maintenance?

Generally no. Home warranties are designed for repairs and replacements of covered items after a failure, and routine upkeep is left to the owner. Check the terms of your own contract.

Can I have both a home warranty and a maintenance plan?

Yes. They do different jobs, and some owners keep both.

Is a maintenance plan better than hiring a handyman?

It depends on how much you want to manage yourself. A handyman is the lower-cost choice for a few jobs you are happy to arrange. A managed plan costs more, $799 a month at London & Lauder, and takes over the planning, vendors and follow-up.
